What is a Seller Consultation?

Also referred to as a listing consultation.

A seller consultation, also referred to as a listing consultation, is when you meet with a listing real estate agent prior to placing your home on the market. 

The goal of this meeting is to discuss your motivations for selling, determine your home’s fair market value by conducting a comparative market analysis, and create a plan to help you assess what needs to be repaired or updated prior to placing your home on the market.

We highly recommend scheduling a pre-listing consultation, especially if you are selling your house for the first time or you need to buy a second home before selling your first home. 

We suggest scheduling your seller consultation at least three (3) months prior to the date you intend for your property to hit the market.

How long will it last? Approx. One hour

Our seller consultation will last approximately one hour. 



Cost? Free!

Our seller consultation is free of charge. You’ll only pay for services once you officially sign a listing agreement and the listing contract closes. 

If you’re not ready to sell following our consultation, we’ll be happy to work with you whenever you are ready.

How to schedule your consultation?

Once you’ve decided you’d like The Erica Rawls Team to help you sell your home, we’ll work with you to schedule a sellers consultation to help you stage your home for potential buyers.

Why is Staging Your Home Important?

Eighty-three percent (83%) of buyers’ agents said it made it easier for a buyer to visualize the property as a future home, according to the National Association of REALTORS®.

How Does a Home Staging Consultation Work?

You’ll meet with your agent and our preferred stager to talk about ways you can improve the look and feel of the interior and exterior of your home to appeal to potential buyers.

Depending on your home’s condition, we may provide staging recommendations and/ or suggestions for potential repairs and upgrades for any known red flags that should be addressed.

How long will it last? Approx. 60 – 90 minutes

Cost? Free!

Recommendation: You should have your staging consultation within the same timeframe as your seller consultation to allow time for any repairs/updates that may need occur.
