Why Is It Important to Understand Recent Home Sales in Your Area?

Understanding how much homes are selling for in your neighborhood will help you gauge what price you can list your house for sale.

This is what we call comparable sales, or comps, when examining real estate market reports.

If you list your home and it’s overpriced for your neighborhood, your home could sit on the market longer, which doesn’t send a positive signal to active buyers.

In today’s market, a home that’s sitting on the market for a long period of time could signal that there’s something wrong with it.

When analyzing the home sales, you’ll want to be sure to look at homes that are most comparable to yours in the following areas:

  • Total square footage
  • Age and condition of the home
  • Similar amenities: Walk-in closets, patio, deck
  • Lot size (within 0.5 acre)
  • Location (the area as well as the location in your neighborhood i.e. end home)

Why Is It Important to Understand The Housing Market When Selling or Buying a Home?

When reviewing comparable home sales in your neighborhood, it’s highly recommended that you stay-up-to-date with the most recent home sales in your area.

Depending on the market, your home’s value could increase or decrease within six months to a year as the market constantly changes.

If you’re comparing what your neighbor’s home sold for two years ago, the home’s value could have increased by then, which would ultimately impact your home’s value and potential selling price.

Request a Property Equity Analysis from Licensed Realtors!

If you’re considering selling your home in today’s market and you’re curious about how much equity you have in your home, contact our licensed realtors/real estate agents on The Erica Rawls Team.

We can provide a home equity analysis, commonly referred to as a property value estimate, to help you determine how much you could list your home for sale in today’s market.

You may hear other realtors reference this as a comparative market analysis.

While this isn’t an official home appraisal, which is conducted by a licensed appraiser, our home equity analysis is insightful in helping you determine how much equity you have in your home based on comparable sales in the area.
