Mortgage Pre-Approval Consultation With a Mortgage Lender*

This service is recommended for all potential home buyers – both first-time and those who are experienced.

If you’re looking to buy a house one question you may wonder is, “Should I get pre-approved for a mortgage before I start looking?”

Our answer: Yes, 100%!

You gain several benefits when you get pre-approved for a mortgage prior to shopping, and knowing what your exact price point really makes the process much easier!

That’s why we require all of our homebuyers to talk with a mortgage lender to discuss their financial standing prior to looking at houses.

How Does a Mortgage Pre-Approval Consultation Work?

You’ll meet with one of our buyer specialists and our partner lender, Fidelis Mortgage, to talk about how much you qualify for, financing strategies and what potential grants are available.

We recommend this as a face-to-face session, however, it’s perfectly fine to start the conversation over the phone!

How long will it last? Approx. 30-45 minutes

Information to bring? Initially – nothing!

Our first phone call or face-to-face meeting is where we’ll simply initiate the discussion.

Once you’re ready to begin house shopping, you’ll need to bring the following documents so we can give you a proper financial pre-assessment:

  • W’2s (or 1099s if you’re self-employed)
  • Last two months of bank statements –We’re not here to snoop, we promise!
  • Last two year of tax returns

Buyer’s Consultations for First-Time Home Buyers

A buyer’s consultation is the first step in the process for our clients who are seeking to buy a new home, especially if this is their first time.

We provide this service free of charge to our clients because we want you to become a successful homeowner, and to do that you must have a firm understanding of the process from start to finish.

Buying a home is more than just choosing a dream house – it’s the foundation for creating wealth.

*Requirement: Prior to scheduling a buyer’s consultation, you must speak with one of our preferred lenders or a lender you already have a relationship with, such as your existing bank, credit union, accountant, etc to better understand your financial standing.

How Does a Buyer’s Consultation Work?

You’ll sit down with one of our buyer specialists to gain an understanding of the home buying process and the current real estate market and its’ impacts on your potential to buy a home in Central PA.

We’ll also discuss how much you can afford for your mortgage and your ideal buying range, then work with you to determine a financing strategy.

Sellers’ Consultations for First-Time and Experienced Home Sellers

This service is recommended for all potential clients who are looking to sell their home in Harrisburg and the surrounding Central PA area. This service is open to first time and experienced sellers.

The real estate climate in Central PA right now is in a seller’s market, which means there are not enough homes for all of the buyers who are looking to purchase a new home.

When it’s a seller’s market, you could have more than one interested buyer, or your house may get sold immediately after placing it on the market if the right buyer comes along who is ready to purchase.

How Does a Sellers’ Consultation Work?

We sit down with you to discuss the market trends and the potential time your home may spend on the market. Our end goal is to determine a strategic pricing analysis for you that you can understand and find valuable.

Home Staging Consultations*

Once you’ve decided you’d like The Erica Rawls Team to help you sell your home, we’ll work with you to schedule a home staging meeting following our sellers’ consultation.

Why is Staging Your Home Important?

Eighty-three percent (83%) of buyers’ agents said it made it easier for a buyer to visualize the property as a future home, according to the National Association of Realtors.

How Does a Home Staging Consultation Work?

You’ll meet with your agent and our preferred stager to talk about ways you can improve the look and feel of the interior and exterior of your home to appeal to potential buyers.

Depending on your home’s condition, we may provide staging recommendations and/ or suggestions for potential repairs and upgrades for any known red flags that should be addressed.

How long will it last? Approx. 60 – 90 minutes

Cost? $250

Recommendation: You should have your staging consultation within the same timeframe as your seller consultation to allow time for any repairs/updates that may need occur.
