My name is Sheena Lansanah, and I am a REALTOR®/listing specialist on the Erica Rawls Team.

Q : “Why do you love real estate?”

I love real estate because I love the reaction of buyers when they reach their goal of owning a home.

That, for me, that’s almost instant gratification just to see the joy and excitement on their face when they realize they have a stake in ownership in this world.

To see people have a place to call their own where no one can tell them what to do is the best.

I also enjoy working with people, even when they drive me crazy. I love it because it’s a good type of crazy, and I wouldn’t change it for the world.

Working in real estate is different every day, so you have to be on your P’s and Q’s be able to understand each person as whole and how you can help them because things can change often (hence the crazy!).

Q: “Why do you enjoy what you do?”

Q: “What’s one thing you wish you would’ve known or didn’t know when you bought your first house?”

I wish I would’ve known more about the real estate market and its impact on the homebuying process from a financial standpoint.

Understanding the current real estate market and how it impacts your home’s purchase price helps you make a sound decision when buying your first home.

As a consumer, it’s important to know what the going interest rate is and how often the interest rate can change.

Knowing that information can help you better understand how much you can play with as part of your home’s purchase price.

When I bought my first home, I knew what the interest rate was, but I didn’t know how a fixed interest rate could affect us over the course of our 30-year mortgage.

We also purchased our home in an unconventional manner, a rent-to-own situation. If we would have shopped around we may have found a better interest rate.

Now that I am a REALTOR®, I know how to better approach buying our next home.

All of these reasons are why I’m such a huge fan of our buyer’s consultations because we sit down with our clients and explain everything they need to know about the process upfront.

Q: “What’s your motto/personal mantra?”

“Do unto others as you would have them do unto you.”

I’m a strong believer of you reap what you sow, so it’s important to treat people with the respect and integrity that you would treat yourself — in all aspects of your life.

I teach my son it’s important to be a good person, too.

Q: “Why do you believe education is so important in the home buying/selling process?”

I believe education is important on both sides of the process – for us REALTORS® and our clients.

As REALTORS® we educate ourselves so we can properly educate our clients. We consider this part of providing our service to you.

We need to know the market because we’re meeting with our clients weekly and strategizing with our lenders just as often.

The things we educate ourselves on regularly help us keep a pulse on what’s going on that can affect our clients.

Most REALTORS® may only get their license and think they’re okay to help you buy a home, but it takes more effort to make sure you stay on top of what’s going on with real estate.

For example, if you’re helping a client who is relocating from North Carolina to Pennsylvania and they;re expecting the market to be the same, you have to be able to break down why that will not be the case.

You need to know what’s going on in the world and nationally to help your clients.

Q: “What’s the best experience you had helping someone, or a family, buy a home?”

I had a client who had gone through a traumatic life experience right before she was ready to purchase her home.

She was a pregnant, soon-to-be mother of four children who recently took in her nephew and was looking to buy a home to accommodate everyone – all while trying to heal from the traumatic event.

The process for finding her home was challenging, and we found one, but it was above her price range.

Two days later, the house’s listing price dropped right into our price range so we immediately put an offer in and it was accepted.

The owner/seller told us he received three competing offers but God told him to take ours.

We all cried at the closing table.

The entire transaction felt like the grace of God. It was truly amazing.
